Why This Program Exists: The Tax Return Problem for Contractors

The independent contractor’s tax return does the right thing for taxes — it applies every legitimate deduction to minimize tax liability. SEP-IRA contributions ($66,000), home office, equipment, professional development, vehicle, liability insurance: these deductions save real money. They also reduce the taxable income that conventional mortgage lenders use to qualify borrowers.

A contractor earning $340,000 who reduces taxable income to $220,000 through legitimate deductions isn’t hiding money. They’re following the tax code exactly as designed. The conventional lender uses the $220,000. The 1099 lender uses the $340,000.

The deduction penalty: $120,000 in legitimate deductions × 12 months = $10,000/month in removed qualifying income. At 50% DTI, this represents $5,000/month less housing payment capacity = approximately $650,000 less in qualifying loan amount.

The 1099 loan eliminates this penalty entirely. The deductions served their tax purpose. They have no role in 1099 qualification.

How 1099 Income Qualification Works

Step 1: Gather 12 or 24 months of all qualifying 1099-NEC and 1099-MISC forms from all payers.

Step 2: Sum all qualifying 1099s for the period. Total = gross 1099 income.

Not qualifying:
