A DSCR (debt service coverage ratio) loan qualifies on the property’s rental income rather than your personal income. DSCR = monthly rent ÷ total monthly payment (PITIA).
A DSCR of 1.0+ — rent covers the full payment — is generally the minimum to qualify, with 1.25+ earning the best pricing. Many Mbanc programs allow ratios below 1.0 with a modest LTV reduction.
