Non-QM bank statement loans fully verify income — they simply use bank deposits rather than tax returns as documentation. The regulatory framework governing Non-QM loans was created specifically to prevent the predatory practices of the pre-2008 era.

Are Non-QM lenders regulated — and how does that protect me?

Yes. Non-QM lenders are subject to all applicable federal lending regulations including the Fair Housing Act, Equal Credit Opportunity Act, RESPA, and TILA, as well as applicable state mortgage regulations. Non-QM is not less regulated than conventional lending — it operates under the same regulatory framework with different product documentation standards.

Will a Non-QM mortgage show up on my credit report like a conventional mortgage?

Yes. A Non-QM mortgage is reported to credit bureaus and appears on your credit report exactly like any other mortgage. Payment history, balance, and loan terms are all reported the same way.
