What Is an ITIN?

An Individual Taxpayer Identification Number (ITIN) is a tax processing number issued by the US Internal Revenue Service (IRS) to individuals who are required to have a US tax identification number but who are not eligible to obtain a Social Security Number.

Who uses an ITIN:
Non-resident aliens who earn US-source income (rental income, investment income, business income).
Foreign nationals purchasing US real estate (US-source income obligations begin at purchase).
Dependents or spouses of US citizens or residents who are not eligible for SSN.

What an ITIN is NOT:
It is not work authorization. It does not authorize employment in the US.
It is not evidence of immigration status. It has no bearing on visa status.
It is not equivalent to a Social Security Number for social service eligibility purposes.
It cannot be used to petition for family members’ immigration status.

The ITIN is purely a tax identification number. It exists so the IRS can process tax filings and so individuals can be identified in the US financial system.

How to Apply for an ITIN

Tax reason documentation:
The IRS requires a tax-related reason for the ITIN application. Method 1 — Mail to IRS (7–11 weeks):
Mail Form W-7, original documents, and tax reason documentation to the IRS address on the form. Original documents are returned by mail after processing. This method is slow and requires mailing original identification documents — risky for passport travel.

Method 2 — IRS Taxpayer Assistance Center (TAC) (walk-in, no appointment needed at many locations):
Visit any IRS Taxpayer Assistance Center in the US. Present original documents in person. The TAC accepts originals and returns them immediately. Processing still takes 7–11 weeks, but documents don’t have to travel by mail.

Method 3 — Certified Acceptance Agent (CAA) (fastest, recommended):
CAAs are individuals and businesses authorized by the IRS to receive and review original documents, certify copies, and submit Form W-7 on behalf of applicants. CAAs can verify passport without it being mailed to the IRS. Processing with CAA: typically 4–6 weeks.
Find a CAA: the IRS website maintains a list of Certified Acceptance Agents worldwide, including many in Latin America, Europe, and Asia.

ITIN Processing Timeline and Mortgage Application Planning

Processing timeline:
Mail submission: 7–11 weeks.
CAA submission: 4–6 weeks.
IRS TAC in-person: 7–11 weeks for processing (documents returned day of visit).

The mortgage timing implication:
Apply for your ITIN at least 4 months before your planned mortgage application date.

This provides:
Buffer for IRS processing delays (occasionally longer than standard).
Time to confirm ITIN receipt before beginning mortgage pre-qualification.
Time to open US credit accounts with ITIN if credit score needs to be established.

The ITIN → credit history timeline:

Month 3–4: ITIN received.

ITIN in the Mortgage Application

When you apply for a mortgage using an ITIN:

Credit pull: The loan officer pulls a tri-merge credit report using your ITIN as the identifier. If you have established US credit with your ITIN, the credit file appears. If no US credit has been established, the report shows no history.

Identification in the application: The ITIN appears in the tax identification field of the mortgage application (Fannie Mae 1003 / URLA). The format is the same as an SSN: XXX-XX-XXXX, with ITINs beginning with the digit 9.

No impact on immigration status: Using an ITIN in a mortgage application does not affect, confirm, or change your immigration status. The mortgage lender does not report ITIN use to USCIS or CBP.

ITIN Renewal

ITINs issued before 2013 and ITINs not used on a US tax return for 3 consecutive years may expire. If your ITIN has expired or was issued before 2013 and you haven’t used it recently, you may need to renew it before applying for a mortgage.
