Maine’s investment property market concentrates almost entirely on coastal STR demand (Bar Harbor, Kennebunkport, Camden, Ogunquit, Wells) and inland ski STR demand (Sugarloaf, Sunday River). DSCR on Maine coastal and ski STRs qualifies on trailing 12-month Airbnb income or Form 1007 projected market rent.
Portland is one of New England’s most active small-metro food and creative-industry hubs, supporting both an established 2-4 unit rental market in the Old Port and West End neighborhoods, and a substantial in-town STR market for short-stay travelers. Both qualify on DSCR.
Maine’s coastal STR season is concentrated (May-October peak) but rate-per-night documentation supports strong annualized DSCR. Bar Harbor (Acadia National Park) and Kennebunkport (HW Bush family compound region, premium 2nd home market) anchor the two highest-rate STR submarkets in the state.
