Lake Oswego, West Linn, and the West Hills concentrate jumbo HNW demand where asset utilization is the natural path for Silicon Valley equity wealth.

Bend has become one of the fastest-growing relocation markets in the country. Tech professionals and HNW retirees from California arrive with significant home-sale proceeds — asset utilization paths fund Bend jumbo loans on borrowers establishing residence. The questions Oregon borrowers ask most.

I’m relocating to Bend from California after selling a tech-equity-heavy home. Can I qualify on those proceeds?
Yes. Cash and CD proceeds count at 100% under asset utilization; brokerage at 70%. Liquid assets ÷ 360 months = monthly qualifying income. Bend relocations are one of our most common Oregon paths in 2026.
I own Sunriver and Black Butte vacation rentals. Can DSCR finance more without my Portland tax returns?
Yes. Sunriver, Black Butte, and Central Oregon STR properties qualify on DSCR using either trailing 12-month Airbnb statements or Form 1007 projected market rent. Personal tax returns and existing portfolio are not used under DSCR.
Oregon doesn’t allow prepayment penalties on owner-occupied loans. Does Mbanc comply?
Yes. Oregon law prohibits prepayment penalties on owner-occupied residential mortgages. None of Mbanc’s owner-occupied Oregon loans carry prepayment penalties. Investment property DSCR loans may have prepay structures per program guidelines; your loan officer discloses upfront.
